Creating a Year-Round Coastal Destination: The Power of a Lasting Partnership

For almost two decades, Gienapp Architects has worked closely with the Atlantic Hospitality Group, owners of multiple businesses located on the coast at the historical Salisbury Beach. 

Through a series of thoughtful projects over the years, Gienapp has helped transform SurfSide, a once-seasonal restaurant, into a year-round venue that better serves guests in every season. 

Gienapp Project Architect Michael Nee has been deeply involved in this collaboration from the beginning, helping the Atlantic Hospitality Group shape their long-term vision at SurfSide. “It’s a really unique spot,” he notes. “It’s unlike anything else on the Massachusetts coast.”

Improvements Over Time

Early work at SurfSide focused on the deck, where a large opening was filled in, and much of the original decking was rebuilt. The Gienapp Architects team then added a temporary tent, followed by a permanent canopy with roll-down vinyl sides and glass railings. These changes made the space more versatile, allowing for events, music, and private parties beyond the summer months and during inclement weather.

Inside the restaurant, Gienapp’s past work included a kitchen renovation and improved access to the second floor, which had only been used for storage. These upgrades helped increase the functionality of the building as it grew.

Recent Updates to the Bar

Most recently, Gienapp Architects assisted with a bar area redesign to support year-round use. “Each previous project built up to this work,” Nee explains. “This was the next step.” The outdated black aluminum storefront was replaced with a modern glass system that brings in more natural light, updates the aesthetic, and meets current energy codes.

A new vestibule and ramp were also added to improve accessibility. Because these changes impacted the building’s egress, an additional door was installed to meet safety requirements. Inside, updates included new flooring, lighting, ceiling work, and fire alarm system improvements. An interior designer refreshed the overall look, creating a clean, modern atmosphere. 

Reflecting on the transformation, Nee shares, “This is the first year SurfSide will be open through the winter, which is exciting. These updates extend the restaurant’s season and align with its newly expanded menu.”

Built for the Coast

Since the building sits right on the water, every material had to stand up to moisture and salt exposure. The Gienapp team used flood-resistant materials like concrete and stone, and avoided finishes—like carpet—that wouldn’t last in a coastal environment. All wood used was pressure-treated for greater durability.

Looking Ahead
