Middlesex Community College
Our involvement with Middlesex Community College extends across its Lowell and Bedford campuses, where we have been integral to various studies and capital improvement projects.
Federal Building Water Infiltration Investigation and Repair: One of our notable projects involved addressing weatherproofing challenges in the historic Federal Building, a central hub on campus which houses the library, classrooms, a visual arts room, and staff office spaces. The building had suffered extensive internal and external water damage, prompting Gienapp to conduct a thorough investigation to identify the sources of leakage and devise the most effective repair strategy. Our design ensured that the building became fully weather-tight, with construction carefully phased to minimize disruptions to campus activities.
Pollard Exchange Building Masonry Repairs and Space Planning: At the Pollard Building, a former mill dating back to the late 1800s, we undertook a comprehensive exterior and interior renovation. Externally, we addressed structural issues by rebuilding sections of the brick veneer, repointing mortar joints, and resealing windows. Internally, the building’s tight column grid required careful design to avoid obstructed views in classrooms. Our team reconfigured the building’s interior layout, converting existing office spaces into modern classrooms, administrative offices, and a new student lounge.
Biotechnology Laboratory Space Planning at Talbot Building: We worked closely with the biotech faculty at MCC to design a state-of-the-art laboratory space on the top floor of the Talbot Building, which was previously used as office space. By thoroughly assessing the program’s needs, we developed a plan that maximized the lab’s utility and helped the college secure necessary grants to bring the vision to life.

- Accessibility Assessments: Ensured compliance with the Massachusetts Architectural Access Board (MAAB), leading to modifications in toilet rooms, handrails, and elevators.
As part of an on-call contract to provide services as needed to North Shore Community College, Gienapp Architects has completed various projects for the school’s Lynn and Danvers campuses, focusing on campus improvements and specialized facilities.
Lynn Campus Bookstore Renovation: Gienapp Architects transformed an under-utilized space into a vibrant campus bookstore, which included areas for merchandising, college apparel, and a café. This renovation has enhanced the student experience and sales opportunities for the school, creating a social hub that integrates retail with communal spaces.
Lynn Campus Greenhouse Addition: Our team designed and installed a 20’ by 60’ greenhouse to support the college’s horticulture and life science programs. The design prioritized accessibility and functionality for all students, including those with disabilities, incorporating features such as ramp access and raised planters.
Lynn Labs Renovation: After conducting a study to determine the optimal location for a renovated lab space, Gienapp Architects designed a facility tailored to the specific needs of the Anatomy & Physiology courses. The lab features peninsula-style workstations that facilitate group collaboration, each equipped with advanced ventilation technology. Upgrades to lighting, plumbing, fire protection, and flooring, along with additional storage, ensure the space meets the high demands of modern lab environments.
